RE: Insurance renewal
Dear Owners at 2001 Bering Drive
A
one time additional monthly fee of $185.00 per household will be due by
April 15th so that the association can pay for the renewal down payment
on the insurance. The total for the renewal of all policies will be
based on an estimated renewal fee of $20,720. This represents an earned
premium of 35% of the policy, as was discussed at the annual meeting;
the previous insurance would have had to pay an escalated 85% earned
premium plus a 30% increase in the policy fee. Our insurance advisors
were able to get better coverage at less the rate for 2011 and will do
the best possible for 2012.
In 2011 it was necessary for the association to spend much more than was originally budgeted
on foundation work throughout the property, due to the drought; this has strained our
resources since we are also paying off the construction loans for the renovation. 2012 has
already started out with enough rain to cure the drought issues with the ground for this year so
it should not present an issue next year.
The Board did not want to ask for an increase in the monthly fees but they are forced to ask for
this one time additional fee from each owner to secure insurance for this year. We are still
shopping the insurance for the best possible coverage but it could be slightly higher since there
were hurricanes after we got the insurance last year. In any case it is not expected it exceed
$20,720.00 anything less will go into the reserves.
2001 Bering is looking good, the loans are being paid down and once they are paid off we will
be able to build our reserves up quickly. Once we have replenished our reserves, we will look at
the possibility of actually lowering the maintenance fees.
