Rationale for Moderated Posts for 2001 Bering Drive Condo Blog

The blog has become moderated because freely posted comments by some anonymous individuals were becoming increasingly malicious.   We do not want to willingly allow the reputation of anyone on the board or its business associates to be publicly maligned. The blog for all intensive purposes is a virtual bulletin board and viewable by anyone. While I am not an attorney, I would prefer to err on the cautious side and assume that a defamation of character suit could be possible if we (all posting comments to this blog) are not careful.

Please note: Posts may still occur to the blog and are welcomed. Those that are appropriate will be published and forwarded to our property management company, Prestige Property Management.  Thanks.

Change in Property Management Company

Effective today, June 1, 2011 the new property management company for 2001 Bering Drive is Prestige Property Management.  Their contact number is 832.606.3411.  An address will follow shortly.

Information about HOA payments were mailed on Friday, May 27, 2011.

The property manager assigned to work with 2001 Bering Drive is Patrica McCracken.

By Laws Sent to List-serv 3/6/2011

Per your concerns about obtaining a copy of the by-laws, owners are supposed to give the by-laws to their tenants.  KRJ Management is supposed to provide a copy of the by-laws to a NEW condo owner.  The first copy comes with the resale certificate required at purchase which includes all the documents of the association.  That cost is $100.00. An additional copy, beyond your initial copy is $0.15 per page and can be requested at the KRJ Management office on Augusta. 

We have decided as your elected board NOT to post the by-laws to the blog, but instead, send a copy out to the listserv. Currently, the blog is open to the public and everyone can view its content.  We were advised that sending the by-laws to the list-serv is in the best interests of all owners.  If you are an owner, and you are not on the listserv, please let us know by contacting me (see email address on profile page...just click my name).

One idea that is being looked into right now is a paper recycling bin by the mailboxes.

-Landscaping-frozen plants will be replaced around March to make sure there are no more freezes

-Home owner requested to move a rat traps

-Home owner doesn't feel that her requests are being attended to. Would like to start a communication tool to keep home owners informed. Omah will start a blog. She will make all board members administrators. 2001beringdrive.blogspot.com

-Pedestrian gates not working. Adolfo stated that new key pads have been ordered

-New gates-motors on both gates have been replaced

-Suggestion was made to change gate code

-Concerns about gates being locked when electricity is out. There is a crank on the motor of the gate box. Box can be opened and does not lock

-Suggestion to put paper recycle bin in front of mail boxes. Robert Hyatt 14 G will look into getting a bin.

-Concern about standing water-Adolfo addressed new parking lot and drainage.

-Foundation problem with G unit. Tish says that it has been corrected. New irrigation systems should help with the foundation shifting but it will continue to move.

-Suggestion of adding more cameras-very expensive.

-Million dollars in loans one is five years and one in seven years.

-New pool furniture will be ordered.

-Benches will be installed in front of property

-Transformer buried by G building; Center Point has been called.

-Parking head in is not allowed in entire lot. Parking rules not currently being enforced because of construction

Adolpho w/ High Strength Contracting

-Storage area behind first dumpster has been removed. Items inside are sitting outside.

-Three tandem parking spaces at back of lot will be eliminated

-He will be getting the lock on the pool gate fixed

-Fire extinguishers are being stolen. More have been ordered.
